Signs you need help now
Call right away if you notice any of these — the sooner we start, the less there is to repair.
- Water on the basement floor after heavy rain
- Sump pump that stopped running or can’t keep up
- Wet insulation or standing water under the house
- Efflorescence or damp stains on foundation walls
- A sour, earthy smell in the lowest level
- Window wells filling with water
Why it can’t wait: Floodwater keeps wicking up into framing and drywall for days after the surface looks dry. The longer it sits, the more material has to be removed instead of dried, and the higher the odds of mold in wall cavities.

How we handle it, step by step
Every job is documented with photos and readings — useful for you and for your insurance claim.
Pump and extract
Submersible pumps and extractors remove standing water from finished and unfinished spaces, including crawl spaces.
Assess contamination
Ground water and storm runoff carry silt, bacteria and sometimes sewage. We classify the water and set the cleanup protocol accordingly.
Remove and clean
Saturated carpet, pad, drywall and insulation that can’t be sanitized are removed and disposed of. Hard surfaces are cleaned and treated.
Dry the structure
Dehumidifiers and air movers run until framing, slab and remaining materials meet dry targets, verified with meters.
Fix the cause and rebuild
We help you identify why water got in — grading, drainage, a failed pump — and rebuild the finished space.

Flood & Basement Cleanup FAQ
Is a flooded basement covered by insurance?
It depends on the source. Water from a failed appliance or burst pipe is often covered; surface flooding and ground-water seepage usually require separate flood coverage or a sump-pump endorsement. We document the cause thoroughly so you have what the adjuster needs.
Do you handle crawl spaces?
Yes. Crawl spaces are a Puget Sound specialty: we pump them out, remove soaked insulation and vapor barrier, dry the framing and install new vapor barrier.
Can finished basements be saved?
Frequently, if we start quickly and the water was clean. Carpet pad almost always goes; drywall is cut to the wet line and replaced. We rebuild the finished space when drying is complete.
